This year marks ten years since we launched our first homelessness property fund, Real Lettings Property Fund 1. Since then, over 3,300 people have been provided with a decent and affordable home to live in, from our 5 homelessness property funds. Each home is providing tenants with a stable foundation and along with access to specialist support services via our expert housing partners, tenants can put down roots in their local community, gain confidence to start finding employment, training or tackle health issues, and ultimately to reshape their futures.

This year’s Homelessness Property Funds Social Impact Report for 2022/23 covers the period of time from April 2022 to March 2023. During that time, 2,039 people – 1,102 adults and 937 children – have been housed in 1,089 homes, an 8% increase on last year. We have also seen the continuing trend of the funds’ households housing families; 80% of all homes now having children living in them, 60% of which are single parent families.

In addition, our newest fund, National Homelessness Property Fund 2, expanded its reach by partnering with four new housing partners this year: Oxford-based Response, Liverpool-based Redwing and London-based Notting Hill Genesis and Capital Letters. Our homelessness property funds now have twelve housing partners, across the UK.

The fund’s property team has also been busy both managing the successful transfer of RLPF1 properties from St Mungo’s to Notting Hill Genesis and Capital Letters, and purchasing and refurbishing its initial properties for Response and Redwing. At the same time, the fund continues to purchase properties for its existing partners.

Key Achievements in the last year, include:

• 3,367 people housed to date (an 8% increase on 2021/22)
• 1,089 homes
• £293m raised so far
• 12 expert housing partners
• 33 impact investors

Key outcomes achieved for tenants:

• 97% of tenants said their support networks and relationships are positively affected by their home and tenancy (a 23% increase on 2021/22)
• 71% of tenants are progressing towards work (employment, training, education and volunteering)
• 100% sustained tenancies for the first 6 months

This year, we have seen our newer funds, NHPF2 and Resonance Everyone In Fund (REIF) continue to make progress in housing more people who had been living in temporary accommodation. We have included the stories of some of these tenants in our impact report. Our thanks to Emma, Fatima, Lee, William and Matt who shared their experiences with us, including the circumstances that led to their homelessness, what it was like to move into their new home, and the difference it is making to their lives.

William said “When I wake up in the morning here, I haven’t got any worries anymore. I just think I’m very lucky.”

We are proud of to be providing desperately needed homes for people in need of a safe, affordable place to live. Despite this, there are still 1.2m households in England on social housing waiting lists and 104k households living in temporary accommodation. There is clearly more to do to find an effective solution to the country’s housing crisis. In the meantime, the ambition of NHPF2 is to continue its growth, scaling up to purchase around 1,500 homes and to house around 16,000 people over the fund’s lifetime.
