A stable home is a fundamental part of people’s lives yet there are almost 100,000 households in temporary accommodation across the UK and they deserve better.
Through our social impact property funds, Resonance is determined to continue to play a part in providing a solution to this crisis. To date we have raised over a quarter of a billion pounds toward meeting this demand, but we also recognise there is so much more to be done.
We also know that providing a property is only part of the solution to enable someone who is in inappropriate accommodation, to be able to move on with their life. The quality of the property, the location, the management, the security of tenure, the sustainability of the tenancy and the support they receive - or are signposted to - are also part of the Resonance mission; these are our social impact drivers.
Resonance has been raising capital in our homelessness property funds, to provide homes for individuals and families since 2013 from investors such as Councils, Combined Authorities, Pension Funds, Trusts and Foundations who share our vision, and have not only deployed this investment into acquiring ordinary homes in ordinary streets across the UK, currently housing over 1,700 individuals and families, but also to date providing a risk adjusted return to our existing investors.
Once property has been purchased, our in-house property team then refurbishes and develops the properties, improving standards and energy efficiency wherever possible and ensures that these are properties that individuals and families are proud to call home.
Buying and renovating is only half the story; importantly, we then seek out and work with like-minded partners such as leading specialist charities and registered housing providers to lease the properties and provide the necessary management standards, good practice and tenancy security that turn the properties into homes, and then let them to those in housing need. We are proud to say we are working with some of the leading providers within the sector.
Our National Homelessness Property fund 2, launched in December 2020, has partnered with Let Us, a group of registered housing providers in Greater Manchester and has received investment from Greater Manchester Combined Authority, a Pension Fund and Big Society Capital. The fund has initially focused on purchasing affordable homes in the Greater Manchester region but will be expanding nationally.
Crucially, by partnering with Let Us, individuals and families are not only provided with housing but are also signposted by Let Us to support they might need to be able to sustain their tenancy and improve their circumstances and to move on to more permanent housing when they are ready.
Wherever we can we work with our partners to rent properties at local housing allowance (LHA) rates to create stable and affordable properties that enable some degree of income mobility and avoid the benefits trap.
Our approach is one that looks to the future and the terms of our leases are designed to ensure the fairest way of working together, recognising the need to share risk and to ensure the viability of our partners.
All of this is measurable, and our effectiveness in meeting our ambitions is measured and published annually in our social impact reports, which measure, for example, the number of people housed, and properties purchased, and is shared with our investors and partners. However, we also look at how a stable home and signposting to specialist support services enables tenants to make positive steps in other areas of their lives.
Whilst we are proud of what our homelessness property funds have achieved so far, we know there is still so much more to do. That’s why we continue to grow both our funds and our partnerships, not for growth’s sake but to provide more people and families with the homes they deserve.
We know that there are investors out there who want to see more than just a return on their capital. We know that there are housing providers that are crying out for the investment the funds can provide and of course there are people out there who are desperate for homes.
