We are incredibly proud that Resonance’s property team has won this year’s coveted Housing Heroes Team of the Year: 0-1,000 homes! This award is great recognition of the tenacity and ingenuity of a dedicated and hard-working team, committed to ending the revolving door of homelessness.
The Housing Heroes awards celebrate the unsung heroes of the housing sector and shines a light on the incredibly important work carried out by teams and individuals in the last year. The awards are organised by Inside Housing, with the ceremony taking place at Manchester Central, marking the start of Housing 2022, The Chartered Institute of Housing’s annual conference and Europe’s largest housing festival.
Winning the Team of the Year award is recognition of the exceptional contribution Resonance’s property team has made in delivering the ambitions of the impact property funds that has seen them successfully purchase 1,000 homes to house around 3,000 people, including over 1,000 children.
The team has successfully moved these individuals and families out of homelessness and temporary accommodation, providing them with stable, decent and affordable homes from where they can begin to rebuild their lives and create positive futures for themselves and their families.
Aggie Kelsey, Property Refurbishment Manager and Theo Morgan, Property Acquisitions Manager attended the event on behalf of the property team and were delighted to collect the award on behalf of Resonance.
With over 1m people currently on social housing waiting lists throughout England and the increasing cost of temporary accommodation now standing at over 1bn, Resonance’s property team is playing an important role in addressing the challenges around housing affordability in England by managing seven property impact funds, housing people who are homeless or at risk of homelessness in stable, private tenancies without deposits.
The focus on positive tenant outcome is what really sets the Resonance property team apart. Not just focused on providing a house and leaving people ‘to it’ but collaborating with and working alongside impact-focused investors and specialist and experienced housing provider partners who are aligned to the team’s goal of genuinely make a difference in the housing and homelessness sector: the Resonance homelessness property fund model is proving a successful and scalable solution to homelessness. This means more affordable homes, more energy-efficient housing and more opportunities for people to find stability in other parts of their lives, building resilience against homelessness.
To achieve its ambitions in providing decent housing for people facing housing crisis, the team works with a range of institutional impact investors, and in the last year celebrated a number of major achievements, including:
By securing the first overseas and first pension fund investments into Resonance’s property funds, the team has been able to progress investment from and conversations with other overseas and pension fund investors, keen to invest in a sustainable, affordable housing property fund.
Attracting and securing a range of investors into, and housing provider partners for, Resonance’s property funds, inspires other socially motivated investors and experienced housing partners to join the funds enabling greater impact and scalability.
John Williams, Managing Director of Property Funds said: “I am thrilled for and so proud of the property team. This award is fantastic recognition of everyone in the team – past and present – who work so hard to make our impact property fund ambitions a reality. Every single member of the team is dedicated to providing decent and affordable homes for people in this country facing housing crisis, and I know I speak on behalf of all of them when I say that this award is also recognition of the outstanding housing partners who have partnered with our property funds and who provide incredible and crucial specialist support to tenants. Of course, it also goes without saying that buying the properties to match the needs of tenants is made possible thanks to the social impact investors who have invested in our funds. We know though, that with more people facing or experiencing homelessness than ever before, there is sadly still more work to do to, and which is why our National Homelessness Property Fund 2 is now expanding its geographical reach across England.”
