About the fund

Our Resonance Housing Pathways Fund (RHPF) was launched in 2026 to help address one of the UK's most pressing housing challenges: the growing number of households living in temporary accommodation – due in part to several factors including the shortage of affordable housing, rising private rents and mortgages and the empty homes crisis.

Across the UK, more than 164,000 households (1), including 176,000 children in England alone (2), are currently living in temporary accommodation. Many families spend months – and sometimes years – without access to a settled home, while local authorities face increasing financial pressure from the rising cost of providing this temporary accommodation.

RHPF provides a scalable solution by increasing the supply of settled, affordable and energy-efficient homes in the heart of communities, providing a practical pathway out of temporary accommodation for families and individuals facing housing insecurity.

It partners with expert and experienced housing partners across England and acquires and refurbishes homes which are then leased to these partners on long-term arrangements.

Working alongside local authorities, that nominate households in housing need, housing partners provide settled homes for households who would otherwise remain in temporary accommodation. Alongside housing, many partners also provide tenants with access to tenancy, wellbeing, employment and other support services that help people build stability and move forward with their lives.

The fund has ambition to raise £700 million from institutional investors – including local authorities and pension funds – enabling it to provide approximately 1,400 low-cost affordable homes by the end of 2030 and supporting thousands of households to move from temporary accommodation into settled homes.

RHPF builds on more than 13 years of experience delivering homelessness property funds. Together, and as of March 2026, Resonance's other five homelessness property funds have invested around £400 million into more than 1,200 homes, helping around 4,200 people, including 1,000 children, access safe and stable housing.

The fund meets the requirements of the Sustainability Disclosure Requirements (SDR) regime, adopting the FCA 'Sustainability Impact' label upon launch.

Who we partner with

We are looking to work with experienced housing providers, charities and social enterprises that:

  • Support people experiencing or at risk of homelessness
  • Have strong local knowledge and established referral networks
  • Can provide effective housing management services
  • Have the operational capacity to manage and support tenants
  • Share our commitment to delivering positive social impact

We are particularly interested in hearing from organisations keen to grow their housing provision and operating in areas with high levels of housing need and demand for move-on accommodation.
