About the fund

Our Resonance Housing Pathways Fund has been launched to help address one of the UK's most pressing social challenges: the growing number of households living in temporary accommodation.

Across the country, record numbers of families and children are spending months – and sometimes years – without access to a settled home, while local authorities face increasing financial pressure from the rising cost of temporary accommodation. The shortage of affordable housing means many people remain trapped in housing insecurity, unable to move forward with their lives. In 2025/26:

  • Over 164,000 households living in temporary accommodation across the UK (1)
  • 176,000 children in England living in temporary accommodation (2)
  • Local councils in England alone spent £2.8bn on temporary accommodation in 2024/25 (3), and predicted to reach £4bn by 2029/30 (4)

The fund provides a scalable solution by acquiring and refurbishing safe, affordable and energy-efficient homes in the heart of communities. These homes are leased to experienced housing partners, who work alongside local authorities to provide settled housing for households experiencing or at risk of homelessness.

As well as providing a stable home, housing partners can offer access to support services that help tenants build independence, improve wellbeing, sustain their tenancy and move towards long-term housing stability.

The fund builds on more than 13 years of creating and managing homelessness property funds. Together, and as of March 2026, Resonance's 5 other homelessness property funds have invested around £400 million into more than 1,200 homes, supporting around 4,200 people, including 1,000 children, to move from housing crisis into housing stability.

By bringing together institutional investment, expert housing partners and local authorities, the fund aims to increase the supply of affordable homes while delivering measurable social impact for people, communities and investors alike.

The fund meets the requirements of the Sustainability Disclosure Requirements (SDR) regime, adopting the FCA 'Sustainability Impact' label upon launch.
